Most firms in this market will not put a number on a website. We will. These are real starting prices from our fee schedule, not teasers. The final number comes in a written proposal, and it will not move after that unless the scope does.

Included Every fixed-fee engineering proposal carries two agency review cycles. Further review rounds, right of way acquisition, easement negotiation, and legal work are excluded and priced separately. Geotechnical, environmental, and traffic studies are procured as subconsultants at cost plus 10 percent.
Hourly rates
Used when scope cannot be pinned down in advance, and for construction phase work.

Travel One hour minimum on any site visit. Travel inside 30 miles of the Olathe office is included. Beyond that, travel is billed portal to portal. Recording, plat filing, and permit fees are passed through at cost.
What moves the price
- Record information. A recent plat and a clean title commitment make a boundary cheaper. A 1908 deed calling to a stone and a fence does not.
- Access and cover. Heavy brush, standing crops, and locked gates all add crew time.
- Corners already set. If the monuments are there and hold, retracement is faster.
- Agency. Review requirements are not the same in every city and county, and some take more submittals than others.
- Deadline. Work that has to jump the queue is quoted higher, and we will say so rather than quietly missing your date.
Terms Payment is net 30. New clients may be asked for a 25 percent retainer, applied to the final invoice. Prices on this page are current as of the effective date of our fee schedule and are subject to change. A written proposal governs.
